open my tap but no water runs through, take it apart there is no obstruction before the tap as hot water flows well out of the pipe, seems to me tap mechanism is jamming but don't understand system to repair it, my taps are of an old type rubber washers not the ceramic version. What are my options? Thanks for the help.

turn off water, remove tap head and take it to plumbcentre or pts. they will sell you 'tap revivers' which are new complete tapheads to screw in and forget.

You can still buy 'tap washers' at DIY stores suggest you try changing the washer first.
